Welcome to American Rentals LLC. We have been helping people find apartment homes in peaceful Waukesha and Wales, Wisconsin, for over 20 years. Below are answers to the most common questions regarding our properties and leasing process.

Where are your properties located?

We manage two main communities in Wisconsin:

  • Hills of Wales: 426 N. Oak Crest Drive, Wales, WI 53183.
  • Minooka Parkway Estates: Navajo Ln & Fleetfoot Dr, Waukesha, WI 53186.

What are the primary differences between the two locations?

Hills of Wales is a larger community on 6 acres offering 1, 2, and 3-bedroom luxury-style units with a 24/7 fitness center and community room. Minooka Parkway Estates offers affordable, spacious 2-bedroom units in a quiet setting, with heat and hot water included in the rent.

What are your office hours?

  • Monday – Friday: 9:00 AM – 5:00 PM

  • Saturday: 9:00 AM – 12:00 PM (Noon)

  • Sunday: Closed

What floor plans are available?

  • Hills of Wales: 1BR (1,010–1,231 sq. ft.), 2BR (930–1,514 sq. ft.), and 3BR (1,510 sq. ft.) options.

  • Minooka Parkway Estates: 2BR (920 sq. ft.) and 2BR with Den (1,100 sq. ft.).

Are utilities included in the rent?

At Minooka Parkway Estates, your rent includes heat, hot water, sewer, and trash removal. At Hills of Wales, utility structures vary; please contact management for specific details regarding your preferred unit.

What appliances and features come with the units?

Most units feature:

  • Spacious kitchens with ample cupboard space and a dishwasher.

  • Hardwood-style flooring and included window treatments.

  • Large closets (including walk-ins in master bedrooms).

  • Private patios or balconies (Hills of Wales).

  • Assigned parking (up to 2 spots per unit).

Is there on-site laundry and storage?

Yes. Both locations offer on-site coin-operated laundry and private storage units in the basement. Select units at Hills of Wales also include an in-unit washer and dryer.

What is the pet policy?

We allow up to two pets per apartment, but only ONE may be a dog.

  • Dogs: Must be 20 lbs or less and spayed/neutered.

  • Cats: Must be spayed/neutered and declawed (front paws).

  • Other: Birds and small caged animals are allowed (counting toward the 2-pet limit).

  • Note: Rabbits, ferrets, snakes, and pot-bellied pigs are not permitted.

Is smoking allowed on the property?

No. All American Rentals LLC properties are strictly non-smoking to ensure a clean and healthy environment for all residents.

How do I apply or schedule a tour?

You can book a private tour by calling (262) 544-5183 or using the contact form on our website. To see current availability, visit the "Current Openings" tab on our homepage.

How do I pay rent or request maintenance?

Current residents should use the Tenant Web Access portal found under the "Resident’s Corner" on our website. This is the fastest way to pay rent and submit maintenance requests.

Can I rent the Community Room at Hills of Wales?

Yes. Residents can reserve the room (max capacity 35) for a $25 refundable deposit. Reservations must be made at least 48 hours in advance via the Community Room agreement form found on our website.
